South Yarra is mostly apartments, and that changes everything about an electrical job. Body corporate approvals, locked meter rooms, basement carparks with no spare supply, and switchboards recessed into a wall with no room to grow. A big slice of South Yarra's housing is 1960s and 70s walk-up blocks of flats — six or eight units, a shared meter room at the front, and a small board in each unit that has never been upgraded. The usual finds are two circuits for the whole flat, no RCD, and a bathroom heater on the lighting circuit. We upgrade the unit board, test the submain from the meter room, and get the paperwork right for the owners corporation.
The newer towers around the station and Forrest Hill bring EV charging questions. Most were built before anyone planned for it, so the basement supply is already committed and the answer is rarely just running a cable to your bay. We do a proper load assessment, work with the owners corporation on metering and cost recovery, and install chargers with dynamic load limiting so the building's main supply isn't overrun at six o'clock. Commercial work here means Chapel Street, Toorak Road and Commercial Road — retail, salons, clinics and food. Those tenancies have small footprints, high fit-out standards and hard opening dates. We wire display and track lighting, treatment room power, hair and beauty equipment on dedicated circuits, and coffee and food equipment where the supply allows. Loading zone times and after-hours access get planned into the quote rather than discovered on day one, which is usually the difference between opening on time and not.
